Bought site unseen purchase price 22500  sold 10 yrs ago for 48000 but highly neglected 2 unit 1st floor unit 3 bed 1 bath. 2nd floor unit 2 bed 1 bath. 80% done with remodeling.

I like the remodel to make it new physically, but the downside on this house is emotional in nature...

thanks Ned , i put down my brother as my first renter since we had to remodel some things in the house.. it worked out good , now we have a "hopefully" a long time renter in ....

The area of Atlanta of course that is hot is Brookhaven I have not pulled the trigger there yet but have been looking at deals there.I only build new construction here in Oregon  and a few remodels..

While I have bought and remodeled / sold homes that I've lived in in recent years, we just completed our 2nd successful Flip here in FL and at closing in a few weeks, we should have access to upwards of 350,000 in the business account free and clear. 

As for my background, I have a little experience in Real Estate investing, in the Canadian environment (full remodel of a 1948 house, 2 years of corporate leasing, sold my house by myself).
