I bring the proper sized air filter with me on the quarterly visits as well that way I know it's changed at least once every 3 months.Rest is mainly just visual inspection to make sure they aren't tearing up the place as well.

Thank you guys for your concerns, but the motivation for the seller is he's going threw a divorce an just wants to get out of the property, it has a new furnace, air condition roof, very minor repairs the house comps around it are 110,000 to 140,000 very nice area location is hot!
