If it isn't a secondary market product, as mentioned, there is no upside for the lender and they won't release anyone until the loan is paid off.That said, it wouldn't be impossible for a lender to agree up front in creating a loan that they would take a co-signer for a stated period of time or when the collateral value increases or the LTV reaches a certain point, this is done primarily in commercial aspects.

Both have a period of 3 years running concurrently.  10k option money, not counted as a down payment and no portion of the rent is held back as a down.

So check with the county and some helpful civil servant will help you find out how to located the notice of defaults, if they are actually working the 3 hours they dedicate to the county that day and you find them during that 3 hour period.

I have been in this a very short period of time and so far most agent I have dealt with don't seem to grasp the numbers, I even had one tell me i was being greedy because I wanted more then a 6% cap rate!
