A good amount of properties are not listed on Realtor.com nor on LoopNet and the best bet to find them is to search the listings on websites of multifamily commercial brokers active in the market(s) you are interested in. 

I work in Excel for a living, and am extremely comfortable with large sets of data - but I can't stress enough how poor this data quality is.I asked my contact at the assessor, and he said most of their clients are mortgage companies who have the resources to "translate" these data files into something more useable.

I bet that confuses a ton of people

Really need to gather some information on poor property management service and how to handle getting important things done in the rental unit?

Combine that with the rusted out gutters leaking water on there and the California sunshine and I bet you dollars for doughnuts that the siding will be pretty rotted in places.

I bet I will get a deal out of it.  

A minor eventual lapse of a deadline or something but (1) it's better to know so you know what mistake to avoid in the future and (2) if everything you're saying is true, there appears to have been intention to deceive so all bets (for them) are off.

A poorly drafted contact isn't worth the paper it's written on and can end up costing you down the line when something goes wrong.
