If emotional attachment is an issue, or if the move is unwanted but necessary, the sellers agent might be able to speak to some of that, provided they seller has given permission.

You can not run a credit check unless you have a contract with a credit reporting company and have had a security inspection for your office.You might be able to find a service to run a report for you as long as you have the signed permission from your applicant.

I've heard that some listing agents on normal retail MLS listings will get their clients' permission to throw offers in the trash without even presenting them if they do not meet certain criteria (offer price being the most common).
