Hey @Zack Rosenbaum,That's high but it also depends on what style of building it is, square footage, whether all units have two means of egress, etc.  

I would love to hear some thoughts on this and what are the recommendations to make this a sustainable investment strategy.

You could ask that they put a year or so of savings into a separate account on which you have view access or receive a monthly statement so you can see they have the ability to pay future rent.They aren't going to last without other income or savings with income at 1.25x rent.

Or is there anyway we can do some background check on contractors to see if the contractor is legit?

Hey @Tarcizio Goncalves, QuickBooks Online allows for everything you need. 

We're working on figuring out the local regulations for ADUs here which are a bit more confusing as it's already a duplex and not just a single family.
