Most Major cities will still fill office space in the future as more people get back to work as you realize while some people may be more productive remotely working in groups and mentoring people has a lot more progress in personIf you bought office in 2018-2020 then I really feel bad for you though as there is a pricing reset for those building owners

Sometimes people get in over their head and find it easy to use other's people money thinking they can later "reimburse" them. 

Looking through the numbers and data, the "missing piece" seems to be migrating to more direct bookings and weekday rentals.

One has lasted almost 30 years with thousands of people walking on it annually and the second has been beautiful for 20 years with slightly less traffic.

A big way to expedite this is to go to local meetups and attend local masterminds that will get you in front of people that are in the community you want to do deals in and partner with. 

Am I missing something here, or should I be considering other ways besides pulling from our four-unit property?

If you are looking to make a sound investment, which is what most people want when they come here, then house hacking is your best option for what you are asking since you may want to use it as a primary.
