My husband and I are at a point in our lives where we're living very comfortably and saving decently for retirement, while enjoying some fruits of our labor.  

Any suggestions on the nuts and bolts (contracts, how you structured deal, what % rate of return you offered) and how you managed the relationship to help the investor feel comfortable?

He helped us with all 3, knows the area, not afraid to speak plainly, and can actually help save the deal when issues come up like they always do (some agents just let them fall apart after you've tied up EMD, inspection, appraisal money, etc...drives me nuts, Bill actually helps find creative ways to get the deal closed).

Maybe I am just lazy, but in this market, there is so much low hanging fruit, it is crazy to spend too much time digging on one deal.

Wholesaling here has not been very fruitful for many people due to a combination of factors.

Also go for The “low hanging fruit” for lack of a better term, people you know have problems.  

I think the same question applies which is the nuts and bolts of the terms of the agreements and the forms etc.

LA being what it is, I need to go OOS, but haven't gotten down to the nuts and bolts of where it will be. 

I am looking for book on analyzing markets from a nuts and bolts standpoint.

RE financing doesn't secure the "fruits" of the land but can in a commercial ag loan.You'll need to find an ag commercial lender, you'll need an MAI appraisal and probably bids from a timber broker.
