Only downside I see in turnkey is that it seems there is no appreciation and I can’t execute BRRR strategy since off the bat the property is sold at a higher price (not below 20% market value) and sometimes sold at a price way higher than zillow or Redfin estimate which tells me that the selling price is really high.I will appreciate your input and more so from someone who really made it big and achieving massive success in turn key If that is even possible.

And I do think there’s massive marketing efforts out there to sucker in people with no money to “no money down real estate” programs that encourage you to open credit cards (or other dicey things) to pay for their super duper secrets.

Account ClosedJust based on those numbers, it is not a good investment.imo, the only reason to buy into this kind of deal if you believed home prices would appreciate greatly in the future because of some massive investments/projects/developments in the area.
