The minimal need for renovation and favorable market conditions in the Jasper, GA area made this an attractive opportunity to capitalize on.

The market went absolutely wild (like everywhere) and over the past few years our taxes more than doubled on some of our houses.

Anyone have some go to methods to figure out vacancy or have some first hand knowledge of the Nashville market for MTRs?

And this is all assuming you pick just the right price that you don’t sell it for less than it’s worth or it lost it for too much and it sits on the market for an extra month or two. 

$75k for 14 units means about $5k per unit to bring it up to market ready rents.

I am not sure what the Denver market is like but there are not too many HOA neighborhoods in this area unless you go east in areas like Brandon, Ruskin, Valrico (which are good areas to flip in) or North of Tampa in areas like Land O Lakes, Wesley Chapel & New Tampa.
