I have tested both, and found that the furniture is not worth it unless you are going to go all out (think interior designer) and that just is not worth it for one house.

It comes with a warning that these odor concentrates make most people wretch, be warned and use w/caution, instructions on the test/use procedure.

I would say flipping houses is probably one of the most capital intensive sectors of RE investing.

I'd instantly agree that anyone PROMOTING self directed IRAs should have some heavy regulatory scrutiny.But someone that does the research and decides that this is how they want to structure one component of their retirement plan... is probably a pretty smart cookie IMO.So, I suppose with that being said, I wouldn't object to some form of reasonable education + test requirement.

I have a few experts I work directly with and they do intensive vetting of all the turnkey providers out there and meet them in person, hang out with their ground teams for a few days, etc.

Other requests were replacing the ceiling fans (I didn't even think to test them, so they were either very loose or very noisey), repairing a door that was "hard to lock," and repairing a poorly wired electrical circuit. 

the 203k loan process is intense...but i think that's where the money's at! 

As you said, ultimately the true test is whether or not the business person is effective and successful.
