I did have instant book turned on with Vrbo and Airbnb pre COVID and never had any issues.I turned off instant book and am staying full so if it ain't broke...

One thing to note is that if you can get a cash flowing rental with instant equity at say 80-90k for this one  it doesnt make much sense to not take it.

@Mike Dorneman I'm new so let me reword what you said and you tell me if I'm saying it rightYou HELOC asap and don't draw on it until you need cash, in this way you don't have to pay interest until necessaryYou use as a bank that allows you to refi to arv value to pull equity and instantly repay HELOC.

I was *instantly* aware of the red hot real estate market on arrival (as soon as I tried to rent something lol) but hadn't considered it an option while there...but anything can happen, as my Dad likes to say.
