As always, I enjoy reading from you and your single minded and independent views, even though you challenged the post: the underlying assumption is that the investment of capital ( intellectual, time etc), are undertaken prior to the initial investment decision, afterwhich, it becomes literally auto pilot.Your points are clearly noted and I agree with you that time is needed for the investment to remain current as circumstances that informed the initial decision may change.....Thanks again.

Initially are pet deposit was just that; a deposit that would be returned at the end if no damage; now it a non-fundable fee of $250.Folks seem willing to do the pet fee but like the $99 special.

IMO the situation could be improved a lot by 1) advertising that the unit is in an owner occupied building and 2) not having your sister initially show the unit.

The final numbers have to be delivered to the borrower 7 days prior to funding, not 3-5.The Initial disclosures used now (good Faith Estimate and Till) are also being replaced by a combined document that is called a Loan Estimate Forms Set, and have to be delivered to the borrower in the same 72 hours from application being taken time frame.
