Just like people with other financial problems that keep making the same mistakes, how will these buyers be prevented from making the same mistake again?

@Robert Musallam definitely, I have a lot of ideas floating around that I have yet to implement, mainly because I can't do much legally regarding marketing myself as an agent until I get my license.

It's also important to look at the preliminary FEMA maps which show what flood zone changes will be coming to a property when those maps are implemented.  

What I have since learned is how this set up works to prevent ice damming, and has some sort of ventilation built into the bottom of the roof.                                                       

However, the problem I am seeing is that it is rainy season here in South Florida and there isn't even a tarp on the roof to prevent water from pooling up on the ceiling.

Point being, just make sure you know what you’re doing (read, study, implement) and you’ll be a rockstar.

I see people recommend using cash or debit to prevent overspending.

Unless you have a legitimate reason like social anxiety that would prevent you from showing apartments or interacting with tenants or you make an absolute crap ton of money at your day job and your time is better spent focusing on that, there is no reason you shouldn't manage yourself initially.

This is why an ounce or prevention is so valuable.
