Hey @Tomas Nuno - I know that The House Hacking Strategy is a great book to help answer some of those initial house hacking questions you have, especially when it comes to investing with an S.O. 

I know ALL,  I have done 100s in the Cleveland markets, happy to recommend. 

I know rates have dropped a decent amount in the last week or 2, but based on what i am seeing/hearing about rates likely to continue dropping, wondering if i should hold out??

in particular make sure you know the value that will be added by the ADU and that in your case both units may be rent controlled (no 15 year exemption in some jurisdictions for a garage conversion were garage is over 15 years old.  

Still new here- I know I can find the cap rate by dividing the NOI by the market value but what's the most reliable way of finding the market value?

Hey Kyle - i know this was 2 years ago but are you still familiar w/ the area or has your opinion changed at all on this?

As far as I know/heard, you will have to Hold the property for a few days with your private money or hard money or conventional lending and then try to sell it to your buyer investors.
