Why manage people and do everything in house?

House hacking is a powerful strategy that can put you far ahead financially compared to those buying a primary residence or continuing to rent.

So my property is at the edge of a city limits  3 house to the right starts a new city and my appraiser said i can only use comps in my city limits i can’t go out of my city limits has anyone else experience this or have information on if that is correct 

That has been talked about forever.While I mention that I would agree Springfield, west Alexandria and Annandale are ripe for a huge boom as on the Virginia side it’s the one area that does not have great metro access so the cost of housing is considerably less than abutting downtown Alexandria / Alexandria-FFX county and falls church.

Understanding cap rates, net profit and economy (supply/demand housing, interest rates lowering increases demand, the real estate cycle, investing for cash flow vs appreciation) will all set him up for success.

I'm going to college in Long Island this year and want to get into house hacking, but the house prices in Long Island seem to be really expensive, is it still doable?

We currently own the property & is being used as a mobile home park with a single family house. 

For that, open to a house hack.

I am having difficulty figuring out how to use the numbers here to see whether i cut my losses or proceed knowing some major capex work could be done after renovation, so hopefully no major expense in the near to medium term, and all the potential of the area in price growth and rental growth.
