Hi,I would highly suggest using an agent to protect yourself.

The Landlord insurance policy quotes I am receiving has a high deductible for Wind/Hail/Named Storm coverage which effectively means replacing the roof would be out of pocket for me which defeats the purpose of carrying this insurance.

I highly recommend tearing down these old properties and developing new ones.

Needed some guidance on the fees for this kind of real estate and whether the offered pref and LP/GP split actually makes sense or is it too high/low?

I am aware of the Sewage issue and i am aware that in this high interest regime it won't be a cash flow property.

Highly doubt it goes any further than it has if you shut them down and then evict them.
