And stepping outside that box is a risky thing these days.So you'll need to watch out for that as well as the extra level of protections necessary to secure the property for you and either provide a profit incentive to the unrelated party or protect them from a taxable event.

It's an entry level home and in this market, that segment is white hot.The agent not only ignored the expiration time on the offer, but the next morning after the offer had expired asked for it to be resubmitted without the escalation clause in order to "be fair to everybody", which is a load of BS.We did resubmit.

If mom and pop tenants are paying above market rent because landlord did not want to give TI and they do not disclose sales with weak guarantee on the lease and sweetheart terms then it's a bad deal for us even if area has high demo's for income and population levels etc.

It's hard for me to imagine pet damage that extensive though.I'm wondering if the smell penetrated into the insulation behind the walls at the lower levels and if it's getting into the new / cleaned areas and "reinfecting" them?
