The prospecting tenant has a kid, and although my dogs are very gentle, I was hoping someone could send me a copy of some sort of dog clause I can add to my lease to help limit my liability if one of the dogs accidentally or god forbid intentionally hurt someone in the home (I also have a max insurance policy) Thank you!!

Are you sure he's not just asking for a copy of the original purchase contract you signed with the seller? 

I'd ask for copies of all leases and tenant payment history, I'd even listen to what the tenants have to say.

You can always call the HOAs and ask for a copy of CC&Rs.Good luck with the next one!!

Receive copy of closing statement with dollar amount to wire,  let your property management know whats going on(if occupied get leases/tenant contact info.

Whoever is on the deed will have to be the one sign it over to you.I would get a copy of the divorce decree, it might help your title company get what they need.
