What is also done is to formulate a mean or median return rates based upon which time metric you want, be it 1 quarter, year, 2 years, 5 years etc because as you point out it will be in flux each month/period as your invested capital decreases.

I don’t mind doing hard money loan to refinance later as my credit score is 800 ish +/-2) continue on the turnkey path and buy them very quick and pay them off knowing fully well that 4 plex turnkey don’t exist so I have to hit my 10 mortgage limit (not interested in creative financing right now) and pay off 1 loan quickly and buy another, etc... then rinse and repeat.3) combination of both 1&2After I close on my duplex I have 5 more loans to go to hit my 10 loan cap so I want to be more strategic to take advantage of the interest rates being as low as they are right now.Any feedback or tips would be greatly appreciated.

After formulating my plan, and identifying my target markets, I miraculously was able to secure funding from someone who trusted my vision.Last year, I attended 2 tax sale auctions ( Carroll County MD and Washington DC) and invested $113,000 in 5 liens. 2 were redeemed on their own, and I moved to foreclose on 3 of them, and ended up generating 10% profit overall as a result of interest.

As far as leverage goes, personally I had an acquisition phase,  maintain/optimize phase, then payoff and strategic exit phase.I've paid off a bunch, but all for specific reasons.
