That's a very loooong game in terms of investment strategy or otherwise known as private mortgage provision which is NOT what I am interested in.

Honestly, I'm curious to see what the other, more established and knowledgeable BP members have to saw about the market here in Bend, but I've got some general feedback: Prices have been steadily on the rise for quite a few years now and there was/is a "housing crisis" due to the high demand and low supply.

There's a lot of new neighborhoods being built, land for sale as well as established neighborhoods with homes that need help.

Established areas, developing areas, redeveloping areas?

Real estate investing is not a poor man's game.

Lots of people talk a great game, but suddenly can't get back to you, can't make time, have no organized process for scheduling a visit, can't show you properties, etc., when you actually try to lay eyes on the product.
