Not having an agent had zero effect on it being a desirable or nondesirable offer. 

If they have issues make them feel you care whether it is something you intend to address or not.Do your regular maintenance inspections and if you never hear from them they are perfect tenants. 

Investors typically consider factors such as the size of the market a company is addressing and the track record of the management team.

Seems late for a mechanic's lien issue, especially if not addressed by title insurance before the sale. 

Thank you everyone, this information is so helpful, as all the rules that I have read don't seem to address this specific question in a way that I am fully understanding.  

I realize that once I pay the legal fees, I'm effectively ouut that money.
