Then I would change the lease to say that the utility is "payable BEFORE rent", so that the law will see that when they made a payment the utility bill was paid FIRST and that what is unpaid is a portion of the rent.

Overall, things have made a ton of improvement over the last 10 years and it's only getting started.  

What made you interested in investing in this type of deal?

I have two questions, any home improvements I made like finishing my basement I know I can add to the cost basis of the home, do I need to have receipts for all my drywall, lumber , etc or can I just use a good faith estimate?

Your mind is made up and IBC simply doesn't work. 

I am considering buying land and learning ground up construction, so just wondering how much progress you have made (if you decided to subdivide and also if you did a tear down and rebuild or just renovate) 

@Kenneth Donaghy made some great points and there are countless individuals who waited for "a deal" and ended up not buying and being completed priced out of the market with simultaneous price and interest rate escalation. 

What made you interested in investing in this type of deal?

It takes time to learn and configure it for rentals, it's just not nearly as good as a tool that is custom-built for managing rentals and rental finances.
