Everyone has their own way of dealing with tenants, some much more strict and direct than others, but my strategy works just fine because quiet honestly, I treat them like human beings, as well as not take their crap, like "oh my rents late because my dog sprained a toe" crap.

I'm sorry if you purchased a bad house from a "flipper" who cut corners but bringing your sour grapes here doesn't accomplish anything.My sample size is huge and going on 30 years of being in the construction industry and being called by homeowners every day and seeing the crap done by flippers, homeowner after homeowner says the exact same thing "If I'd known this was a flip I never would have bought it".
