Its all about putting $'s together, you can find the deal, but if you cannot define creative means for financing, especially as you expand your base in REI and get into more complex or larger deals, you can never have enough $.

It is not on a scale you would have with an apartment complex and trying to get it rented up and all cap ex addressed, but it can still exists on for sf rental..That is, you understand there will be more predictable income and expenses once you are a going concern ( your expected occupancy rate and associated monthly set asides for maintenance and repairs, and CAP EX) but you want to know about how much you may pay to "get the ball rolling".

The only time I'd like condos is if I owned the whole darn condo complex :) I could also see the case for a condo in the urban core or near major amenities as a short-term furnished rental, but that is not my style personally.

To paraphrase, they don't want to run into a hotel/boarding house issue as they do not fund either of those types of properties and although that is almost unheard of in a condo, complex or apartment etc.
