He worked off the books for years but then got nailed for years of unpaid child support, so no hope of any tax return credits or Soc Sec payments credited. 3 years go by & his GF tossed him out & we received full payment plus interest minus the collection fee.

One contractor who came out had a little white cigaret looking thing that he rubbed on a board and it turned pink and he said it had lead and would be like 5k to “properly” prep it with 10 foot 6 mil sheeting, having misters going to keep the dust from flying, etc.

.$1 a square foot to drywall$1 a square foot to paint.That is $2400How did they get from $2400 to $25,000.I spoke to York City the other day and to apply for the Variance to change the zoning for a property was $500 and a 2 month process and it was not a guaranteed change.Although I doubt a Doc was living in the city.I have rooms In rent and they rent in hours.

Apartments- New kitchen layout, moved laundry into each unit, updated bathrooms, new windows (curb appeal), updated paint and flooring, turned the laundry room into the 12 unit.AirBNB- changed usage on the main level from office to 2 unit AirBNB.Office building- removed drop ceilings to add 3 foot ceiling height to make the space seem larger with more natural light.

If, however, the standard 2 BR for the area is 750 but you have a 1400 foot 2 BR unit then the range will not be accurate because you have an outlier to the usual 2 BR unit.

We haven't replaced the roof or the boiler, because they work fine, since we purchased in 2013 but they are on the older side.1) Sell As is and Move2) Develop it as there is 2000sq ft of FAR that we could build and the neighboring property which was the same foot print has already maxed out their FAR and condominiumized and sold 4 condos for about 4m.Not attracted to the condo option but it could be the only way developing the property makes sense.3) Move, Rent out both units and Hold. 4) Move, Rent it out and downsize in another area potentially upstate or a "better" neighborhood in NYCI know this is a very wide open question and alot depends on what we "want" to do.

.- Chip away existing insufficient footing to pier edge.- Install reinforced steel rebar into base of the column.- Pour new footer and reinforce with concrete and rebar per engineering report.- Backfill soil around each footer.- Dig around 7 exposed deck footers and reinforce, dig 2 feet and apply rebar, pour concrete and replace old footers.

I believe the square footage has been reduced from 100sq foot.
