I look at the work ahead of me and make an educated guess on how long it will sit, how many flyers I need, how many Open houses, how many showings, how many Ads, how many trips to stage things etc.

But also keep in mind depending on the stage and other factors, the non breaching party always have the argument of "specific performance."

That's not even a place I would consider to stop for a soda or to use the facilities.The one thing Mt Vernon seems to have going for it is the Lowe's distribution center, which looks huge from I-30.
