In Seattle there are talks of waiving late fees if lack of work causes rent to be late, that seems like a no brainer.

He doesnt pay anything , he is in and out of jail and lost his job and doesnt bother to look for on , he causes problems for me bottom lineand i cant deal with him.

NY/NJ suspends evictions so I am also concerned some tenants will cause issues.

Without the natural balance of loses that should of been incurred in 2008 the market gets more robust and causes inflation.

This causes lower vacancies, higher rent values & the ability to increase rents more easily.Warren Buffet said it best “Be fearful when others are greedy and greedy when others are fearful.”To be a successful investor it is imperative to not make decisions based on emotion, but rather look at the numbers & trends to guide you to the most rational decision. 

Everyone on this forum ignored my posts cause i was always the conservative one who preached value investing over growth. 10 year bull in r.e. has created a normalcy bias that we may have to rethink.
