95% occupied sorryPersonally I don't count the POH rent towards the NOI because my lenders won't either.30 occupied at $450 = $162,000 gross incomeAssuming a 40% expense ration your NOI would be $97,200If you wanted to buy at a 9 cap you'd be at $1,080,000Definitely check my math but I'd try to pay around $1 million for this.

Check to see if your old LLC is even still active on the state's roster.I know where I used to have mine (MA), it would be "administratively closed", i.e. dissolved, if you didn't file your annual reports and other paperwork timely.

Most of these syndication, are typically promoting "the STR market" rather than their actual track record.The moment I clicked "View more details" of their holding , I can see their future booking.My respond was ............ nahhhh, my STR is performing way better for them.You could forecast their revenue by checking future booking.
