The Basic Allowance for Housing (BAH) which is basically a stipend the military pays to service members to cover the cost of housing generally covers the rent and often times utilities and military folks are willing to use that to cover rent. 

And with Roofstock’s “rent guarantee” program (essentially Roofstock promises payment 90% of rent starting 30 days after close if PM company can’t place a tenant, as well as covering initial leasing fee.).

the only thing I was trying to avoid was any major costs to repair that wont be covered with there security deposit .

Any signs of previous problems being covered up, or band-aid repairs?

Current occupancy just covers operations so they are basically milking it as they can and waiting for the axe to drop.

To cover your costs of being an agent, you probably only have to close one deal per year.

I would imagine they've made you sign a waiver for such occurrences, but their E&O coverage should cover this. 

Hey everyone, hope I covered the majority of my situation up front...Have an opportunity to purchase a mobile home park in WV that isnt too rural.

You could ask for them to pay some closing costs, maybe enough to cover the difference in what you think the rent should be but that is still a hope.  

There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls)  Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this.
