Hi everyone,I’m currently in the process of closing on two owner-financed small multifamily properties in Milwaukee, WI, which I plan to buy and hold.

Let's say I am going to buy a SFH for a STR.- I plan to do all the work for the STR etc... - But I have a family member (Brother or Parent etc...) who is interested in putting some money into it.- Total start up costs (Down payment + closing costs, furnishing, getting started on Airbnb etc...) = 200k USD- Family member wants to put in 50k USD of the start up costs, but doesn't want to be on the hook for the mortgage.

Why do you want your first buy to be out of state?

Hi,I'm interested in buying a rental property in Dallas or the outskirts of DFW.

When I started, I wanted to leave my small business to pursue multifamily full time, and I did not have the time to fix and flip or buy a few single families scattered around.Those factors led me to start with multifamily.

condos are less expensive, but with the condo fees, you are usually better off buying a house (without an HOA).

IE do you want to buy a duplex, tri or four plex and live in one unit and rent the others? 

We've closed over 25 loans on buying our properties and 'conditions to close' were always laid out up front... in essence, "These are the things we need to be cleared to close."
