With my second and third properties I posted the realtor listing photos and noted that new furniture/photos would be in place by the time any guests arrived (both were sold to me furnished).  

Tenant sworn dog was trained and well behaved and on day 2 of the pet's arrival we have damages to the front door and one interior door (as well as some furniture damages but those are not mine).So I am trying to decide how to go about deciding whether to replace an item or repair an item.For example, this is the corner of an interior hollow core door, the entire corner has been chewed out. 

I'd like to just move all his left-behind furniture into the basement for him to get later and rent the place out to someone new. 

Or the tenant might have brought in some "new to them" furniture that contained the bedbugs.

I have had that happen to me.I just texted and called a bunch of times to see if they had moved out since all their furniture and everything else was gone.

I discovered it when I went over there for routine maintenance, and told them that it was:A) Against their lease to modify the property without my written consent.B) Illegal to put a bedroom in the basement (insufficient methods of egress).C) A bad idea, because the basement gets damp with heavy rains.D) Improperly wired.I read them the part in the lease that they had verbally agreed to and signed, told them not to try that again, and they agreed to undo their electric work and remove the furniture from the basement.
