I got a phone call from one of my yellow letters and the gentleman told me that he has 6 properties he'd like to sell.  

I assume it would be ok to request this tenant for proof of his lay-off - in terms of a termination letter or correspondence, before I OK his lease termination ? 

Unfortunately, I have hit a small road block in my investing journey and am trying to be creative to keep my journey moving forward at a steady pace!

I've always been a bit tempted by them, but the blocks just scare me off.

We use a lot of scrap lumber for blocking and stuff like that.The foundation was in good shape on this home.

Maybe the standard yellow letter.

But there are million dollar condos going up a blocks from my home, you cannot get a seat in one of the local coffee shops (Compass Coffee I'm looking at you), high concept farm2table restaurants keep popping up within a half mile, along with several gyms (parkoor, pilates, barre, etc).

My biggest road block is going to be finding properties that can be profitable, mainly because I am so new and honestly don't know where to look!

I literally send letters that say "Only two things are changing: Where you send the check, and who you call for repairs" and we still lose 50% of the tenants in the switchover...
