Hello BP,Does anyone know of a good mold remediation company in SE Michigan (property is in Ferndale).

The rehab was installing a new roof, 3 new HVAC units, 4 Water heaters, Replacing a missing window, remediating lead paint, rotten wood replacement, and cleaning and painting unit I moved into after having to evict a tenant that was in violation of their lease.

If I know the company (I know a lot of them) and I know they are a good company, I'd say I'd take different steps towards remedying it.

It is a matter of inspection, being familiar with remedies and projected maintenance compare that to incoming rent and price.

It may save on the cost of smoke remediation and allow you to pull a premium rent. 

Selling Sub2 violates the due on sale clause which the lender’s remedy is to initiate a foreclosure.  

The owner says access to the house is blocked by a creek, which would need to be remedied by installing culverts or suing a neighbor for easement.

I find that if I don't like something that I can just mention that I will need to call housing and report the problem and the tenant remedies the problem asap I assume because they don't want to lose their vouchers?
