It so happens I wound up using my own money once again which if you read my other posts I dont believe anyone should use their own money.

I believe many sellers will be turned off by the fact that you have a license and will not listen to you as sympathetically.

 I want to thank you on front BP community .I'm trying to purchase a mixed-use property using a FHA loan these are the details on the property the property has three Apartments and one commercial space which I believe is less than 49% of the residential part of the property.I was  Told by one lender that yes I can buy this property because is less then 5 unit.

I do believe there is some tenant factors that make it difficult but I believe the PM could clear it up by enforcing rules and expediting the eviction process as necessary.

They ended up hiring an expert who I believe is installing multiple drains and doing some re-grading as well.

He believed that it would not work.

I am here to learn as much as I possibly can and I believe they way I would like my path to go that a license in WA is a good move for me to obtain.

The price they are asking for I believe in my opinion is the ARV price.
