Up until I read this thread I was planning on doing individual leases and toying with the idea of including them in the rent price, now I’m rethinking my plan.

I’m looking to get started at using my people and negotiation skills in the market fully, I’m hunting for properties in the UK that can be hidden gems or fixer uppers, with a keen eye for architecture and a clear understanding of value and use I’m thoroughly analysing websites and in person sites for good deals.

We used to have a similar philosophy ... and then we went to live in Clovis, New Mexico for a few years!

I probably wouldn’t mention your third point - it makes it sound like you expect them to hold this note forever and I’m not very certain, but I’m guessing there isn’t a huge market for $100k secondary notes.Have you considered asking them to finance 90-100% for a short period of time so you can rehab and refi at a higher valuation?

This tenant intends to purchase the building in the next few years.

We're buying a $93k printer to get more mail out the door, and this is nothing compared to the printers the big mail houses use. 

I think this is a more challenging question than it seems.
