I have been inundated thisnmonth with new investors and ones sitting on the fence.

Granted, once in a while I, or anyone in the “game” long enough, will be able to buy under current value - yet interestingly enough this isn’t necessarily where the greatest profits lye.

,Buying, renovating, and selling is a great strategy, but here are a few things to consider:Start with the Numbers: Make sure you know your ARV (After Repair Value) and work backward to calculate your budget, including purchase, renovation, holding, and selling costs.Financing Blindspots: Even if you’re buying in cash, plan for potential delays or overruns in renovation costs.

First there is no reason to buy a Townhouse "all cash" instead put 40% down and reap the benefits of an extrenly low rate, No PMI and the option to escrow.
