I went inside a few times. the whole place totally stinks and it looks like he has never cleaned for many years. spider webs are everywhere.

@Arnold OhRecommendation:  Do not write on a public wall that you have 100K to invest ... be even more wary about writing it on a public web forum available to all the worlds confidence men (& women).

Don't accept partial payments kick 'em all to the curb -- don't turn into their therapist or social worker.  

Tell 'em if they want to live here they'll have to pay the rent insurance, just like low down payment buyers pay PMI.Not sure if that runs any risks of discrimination charges or not.
