you can get it done as long as there is a 30 seasoning period

I joined a group here locally in Berwyn when I was just starting out, and I have learned a ton from the more seasoned land lords in the group. 

I can get a good deal, but the number of purchases I can transact is limited by the capital I have.Here's a scenario that's pretty close to what I'm trying to accomplish:1) acquire property with an ARV of $350K for $200K cash.2) rehab, place tenant, season for 6 months3) after 6 months, do a cashout refi based on ARV $350K, and pull out ~$262.5K.

(It's also becoming peak rental season so there is more inventory)BUT Tampa is still growing.

They are both older and they seem to very interested in selling but also no rush to give me documents I need to make an offer.Any documents that I need to get to really underwrite or under the real value of this place.   

Things are very competitive right now as we have entered what appears to be a very aggressive retail sales season.

Near the local military installation, but is also on the south side of town in an older subdivision that has had a lot of blight and depreciation over the years.

If you are talking about a 150k btu boiler or hydronic system, you are looking at $100+ minimum each heating season. 

Is it safe to assume that this is older inventory, ergo, higher repair and maintenance expenses?
