As title insurance was introduced the title company would want those records destroyed as they may be evidence of a title interest that may not have been recorded years ago, and could present grounds for claims.

If you are new to this (as I am) and think you will save money by doing some work yourself the first time - you wont so don't.Having spent months painting the upstairs unit of a duplex and "playing around" installing new window locks, replacing doors, drilling door locks, etc, I met someone at a Real Estate investors group that had his crew come in and lay new floors in the entire downstairs unit and and paint all walls and ceilings in about a week.

.- we had another tree fall on our condo and destroy our fireplace, it took a year for them to fix it at the cost of not being able to sell our condo (as it was on the market at the time).- Association members came onto our property without notification and my husband was going out the back door and our dog ran passed him (the dog was inside but heard voices so ran out) and jumped on one of the assocation members (our dog was not viscous he is just big and he jumped).
