The lender will need someone to sign on the loan with a balance sheet with 10% of the loan amount and a net work that is 100% of the loan amount.

In short, reading quality books and networking locally are two of the  most impactful things you can do to be successful!

Once you get income coming in then your time becomes more valuable at which point mentoring or coaching can be worth it.Side note, the more you network the more opportunity you have to learn and or get refferals.

I'd say to learn from other people mistakes it is a good idea to network with like-minded investors via local REI clubs, listen to REI podcasts, and read books on the relevant topic.

Regardless of the date the property hits the MLS or shows up on Realtor.com,  good agents are constantly networking to source the properties their clients want. 

Attending REI networking events really is the best way to meet fellow investors in the area.

When you say "Katy" that covers a pretty large area with a wide range home sizes as well as price points due to ages of home and neighborhood (crime, schools you are zoned to, etc.).
