Also the weather there is nice almost year round.

Our concern is always timing the weather in northern parts of the country.

I have recently moved from Arizona back home to Buffalo, NY and apparently have brought some good weather with me:)  I am a Psychologist now here in Buffalo. 

Sure there are landlords who weathered the storm, but many didn't.The problem is that during a recession there is a substantial increase in risk, which no one ever takes into account.Very quickly, one tenant stops paying, becomes two tenants, becomes three.

Weather plays a big factor in construction and timelines to finish as well.You have to work backward for time invested versus return.
