I have been a long time listener of the podcast and read a few different investment books and I am interested in building a single family rental home portfolio.I currently live in and have been rehabbing a 4 bedroom 2.5 bath home with a 2 car garage on an acre lot in a cul de sac.

In markets with rental rate fluctuations like Dallas, deciding whether to offer a rent reduction or maintain current rates for your single-family home (SFH) can be challenging.

Cross posting as I cannot edit the post in the other forumI'm relatively new here and have ventured into real estate investment over the last two years with two single-family homes (SFH).

I do take chances on barely qualified Tenants sometimes, to let them get back on their feet, single moms etc......Sec.8 Tenants won't have my compassion. 

If you have good credit (700+) and you're looking at a long term, single family rental, my guess is you'd fall in that 7.5-8% range.

Inventory for single family homes continues to be very tight and I see the best opportunities to invest in single family homes in established and emerging areas. 

I have a handful a single family houses I am planning on owner financing.
