Most of the on-market deals get snapped up pretty quickly (or sold for too much) but you might do well with off-market deals.Do you work at LP?  

Or do they only refi up to a certain %.I am a bit confused about this method does anyone have an in depth guide to how this works?

@Matt HarrisOne thing I would like to add is, buying empty houses, rehabbing them, placing a tenant and all within the needed quick timeline and price is not easy to pull off.  

Any tips on the most useful tools to get to know quickly would be greatly appreciated.
