You will need to establish a practice, get a steady loyal patient base, and work in an area that has high income or good payor mix.

I am a patient man but being constantly ignored will piss me off.

Having said that, Ford is getting ready to consolidate a lot of their global staff there, citizen satisfaction rates are well above state and national benchmarks (this is what I do professionally), and city leadership is smart, business savvy, and well aware of how to avoid the issues facing Detroit.

Set your rent and accept the most qualified not the applicant stupid enough to offer more than you want for rent.Or tell them all you are processing 4 qualified applications and they will need to be patient, then leave it at that.

Palo Alto had Stanford nearby which had the best radio engineering program in the country, and their graduates included Bill Hewlett and Dave Packard who were patient zero for the tech boom. 

Just gotta be patient.

Of course, nothing beats the satisfaction and the kick you get out of the final results after all is said and done.

I have been overly patient with current tenant and I have given him lots of breaks, that's my own fault.I issued first late fee, which he refuses to pay and has called me three times to tell me that I'm a bad guy.
