The 1st Contractor has been telling me he has 6 hrs of work for the past 1 month and has been delaying the work Also saying the it is to cold outside.  

From the outside seems like a pretty good deal.

I have a unique way of looking outside of the box.Level headed.

Just before I moved I purchased one half of a duplex house via an estate sale and flipped it within 30 days.I live outside of Raleigh, NC.

There are weapons lying around, marijuana everywhere, all the windows are covered, he has cameras outside the house, ect.

The only double closes I have done - involved purchasing the home for 30 minutes with our funds, while my buyers were in the waiting room, and then sold using owner finance - so my experience with outside money is limited.

You may even want to do a series LLC or multiple LLCs so you can keep the rental business outside of the flipping business.
