Royal oak/Detroit area is definitely less expensive than socal so I would be able to make a down payment.I can trust the tenant because it will be an immediate family.

However, it's redone with new roof, new windows, new 3/4" oak flooring, new HVAC, new lower kitchen cabs (painted uppers) and new appliances.  

On that particular show Chip is both a Realtor and a GC.As far as a cash buyer - perhaps a contract with a hefty earnest money and a very long inspection clause date which protects them by allowing them to back out along the way if they don't like how it is going.

Specifically, looking at Arlington, North/mid oak cliff (currently renting in North Oak cliff and i'm not getting stabbed every day, despite popular belief lol), or North Fort Worth areas.

I want to chip away at it one unit at a time.

Then take your story to North State Bank, Capital Bank, or better Paragon for MF or Four Oaks Bank for new development.

I was wondering if anyone has had any dealings / transactions with Peggy/Tom Harrahan who operate a real estate company and property management company in Oak Ridge, TN.  

As far as financing, I do have a pool of friends willing to chip in along with my own. 

Looking at the amount of debt to income, I do think you'd need to chip away at the debt a bit, or pare down some of the other expenses.
