Some won't but most will.The inventory that is bought in Indy that needs full rehab comes from Landlords that failed and the majority are out of state and country.. again not all but most.Poor homeowners that got sucked into sub prime and lost or walked from their homes, that inventory has been cycled the current inventory in All mid west upper mid west deep south markets that is 70 to 80k and under has come from failed landlords..

Cash flow helps you to keep from being poor but equity growth and taking advantage of cycles helps you get wealthy.You can't blame brokers for chasing an easy sale with a buyer that will meet with little seller resistance on the offer.If the properties available present too much risk for your capital then you have to change asset classes or areas to find the deals you like.

usually furniture expected to last more than a year will be a fixed asset in QB and depreciated over its life cycle (IRS Pub 527). all the other decorations will be regular expenses and usually written off the same year.
