So from my experience getting in and talking with the residents about how they feel or what they think is a good way to understand the nature and atmosphere of any place where one might want to invest.

Currently, the atmosphere here is short term rental friendly.

I sought THEM out honestly and my 'sponsor' and hers are super inviting and answered all of my questions.

These bad practices INVITE further legislation until landlords and property managers stop taking advantage of tenants.Yes, tenants game the system all the time, but if you are a landlord, you are a professional. 

Anytime you invite someone to meet you and give you advice pick up the tab.

The FL market has gotten expensive, and with the current high rate atmosphere you want to make sure the property will cashflow especially if you're needing to use a DSCR loan.
