Never used a DSCR loan in the past and have always understood those rates to be higher by a point or two in most cases. 

Maybe you walk away with $100K in 20 years but what would an index fund or Muni bond both of which are passive and likely safer net you in 20 years?

You’re trying to invest for cash flow in a world where you’d make mor “cash flow” putting your money in the bank.You have to appreciate the many over reasons people invest in real estate or you need to invest in something else. 

Qualified Intermediaries come in all shapes and sizes. 

Call agents/property managers in the area you're looking to invest in for real time stats like rent and pricing info. 

I suspect that will be the rate in the auction coming up in May.
